[Landlord/Agent name and address]

[Date]

Dear [Tenant name(s)],

Re: [Property address] — Formal Warning Regarding Anti-Social Behaviour

I am writing to you formally regarding behaviour at the above property that has been reported to me and which constitutes anti-social behaviour (ASB) in breach of your tenancy agreement.

Incidents Reported

The following incidents have been reported or observed:

  • [Date] — [Description of incident, e.g., loud music after 11pm causing disturbance to neighbours]
  • [Date] — [Description of incident]
  • [Date] — [Description of incident]

Your Tenancy Agreement Obligations

Your tenancy agreement requires you to:

  • Not cause nuisance, annoyance or disturbance to neighbours or other residents
  • Not engage in or allow behaviour that is likely to cause harassment, alarm or distress
  • Ensure that members of your household and visitors comply with these obligations

What We Require From You

With immediate effect, you must:

  • [Specific required action, e.g., Ensure music and noise is kept to a reasonable level at all times, and below audible levels outside your property after 10pm]
  • [Specific required action]
  • [Specific required action]

Consequences of Continued Behaviour

This letter constitutes a formal warning. If the behaviour described above continues or further incidents of anti-social behaviour occur, I will have no alternative but to take the following action:

  • Serve a Section 8 Notice seeking possession of the property on the grounds of breach of tenancy agreement (Ground 12) and/or nuisance (Ground 14)
  • Report the matter to the local authority ASB team
  • Apply to the court for an injunction under the Anti-social Behaviour, Crime and Policing Act 2014

I hope that this formal warning will be sufficient to resolve the situation. I am willing to discuss this matter with you — please contact me on [phone/email] if you wish to do so.

Please confirm receipt of this letter by signing and returning the enclosed copy, or by email to [email address].

Yours sincerely,

[Landlord/Agent name]

Legal Note: Keep a copy of this letter and proof of delivery (recorded post or email read receipt). If you later serve a Section 8 notice on Ground 14 (nuisance), evidence of prior warnings strengthens your case. Under the Anti-social Behaviour, Crime and Policing Act 2014, landlords in the social sector have additional obligations to respond to ASB — private landlords should be aware of these standards as best practice.
