1. About Landlord Handbook

Landlord Handbook ("we", "us", "our") provides an online platform at www.landlordhandbook.co.uk offering guidance, templates, toolkits, and AI-assisted support for UK landlords. Our content is intended for general informational purposes. Guidance only — not legal or professional advice.

2. Eligibility

You must be at least 18 years of age and resident or operating in the United Kingdom to use this service. By using Landlord Handbook, you confirm that you meet these requirements.

3. Subscription Plans

We offer the following subscription tiers:

• Free access: The Ask Landlord AI AI assistant and selected free PDF guides are available without a subscription.
• 12 Months Access (£29): Full access to all templates, how-to guides, handbooks, and premium documents for 12 months from the date of purchase. This is a one-off payment — there is no automatic renewal.

Access is provided for 12 months from the date of purchase. There is no automatic renewal. To continue access after 12 months, you can purchase a new 12 Months Access at the price available at that time. You may contact us at [email protected] with any queries.

4. Payment and Billing

Payments are processed securely by Stripe. 12 Months Access is a one-off payment — you will not be charged again automatically.

All prices are inclusive of VAT where applicable. We reserve the right to change the price of 12 Months Access with at least 30 days' notice.

5. Cancellation and Refunds

You may cancel your subscription at any time. Cancellation takes effect at the end of your current billing period — you will retain access until that date.

We do not offer refunds for partial subscription periods. If you believe you have been charged in error, please contact us within 14 days at [email protected].

Under the Consumer Contracts Regulations 2013, you have a 14-day right to cancel a new subscription from the date of purchase. However, if you have accessed premium content during this period, you acknowledge that the right of withdrawal may be affected.

6. Permitted Use

You may use Landlord Handbook for your own personal or business purposes as a UK landlord. You must not:

• Share your account credentials with others or allow multiple users to access a single account
• Reproduce, redistribute, or resell our content, templates, or documents without written permission
• Use the service to provide advice or services to third parties on a commercial basis
• Attempt to reverse-engineer, scrape, or extract data from the platform
• Use the service for any unlawful purpose or in violation of any applicable law

7. Intellectual Property

All content on Landlord Handbook — including text, templates, toolkits, guides, graphics, and the Ask Landlord AI AI system — is the intellectual property of Landlord Handbook or its licensors. All rights are reserved.

You are granted a limited, non-exclusive, non-transferable licence to use downloaded templates and documents for your own landlord activities. This licence does not permit commercial redistribution.

8. Disclaimer of Warranties

Guidance only. Landlord Handbook provides practical information to help landlords understand their responsibilities. It is not legal or financial advice. Always check the latest GOV.UK guidance and seek professional advice where appropriate.

While we take care to keep content accurate and up to date, UK landlord law changes frequently and we cannot guarantee that all content reflects the current legal position at the time of access.

The service is provided "as is" without warranties of any kind, express or implied, including but not limited to fitness for a particular purpose or uninterrupted availability.

9. Limitation of Liability

To the fullest extent permitted by law, Landlord Handbook shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the service or reliance on its content.

Our total liability to you for any claim arising from these terms or your use of the service shall not exceed the total subscription fees paid by you in the 12 months preceding the claim.

Nothing in these terms excludes or limits liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded under English law.

10. The Ask Landlord AI AI Assistant

The Ask Landlord AI chatbot is powered by Anthropic's Claude AI model. Responses are generated automatically and may not always be accurate, complete, or up to date. Ask Landlord AI is provided as a convenience tool only. Guidance only — not legal or financial advice. Always check the latest GOV.UK guidance and seek professional advice where appropriate.

Do not submit sensitive personal data (such as full names, addresses, or financial details) into the chat interface. We are not responsible for the content of AI responses.

11. Third-Party Services

Our service integrates with third-party providers including Stripe (payments) and Anthropic (AI). Your use of these services is subject to their respective terms and privacy policies. We are not responsible for the practices of third-party services.

12. Termination

We reserve the right to suspend or terminate your account if you breach these terms, engage in fraudulent activity, or misuse the service. In such cases, no refund will be due.

You may terminate your account at any time by cancelling your subscription and contacting us to request account deletion.

13. Changes to These Terms

We may update these Terms of Service from time to time. We will notify active subscribers of material changes by email at least 14 days before they take effect. Continued use of the service after the effective date constitutes acceptance of the updated terms.

14. Governing Law

These terms are governed by the laws of England and Wales. Any disputes arising from these terms or your use of the service shall be subject to the exclusive jurisdiction of the courts of England and Wales.

16. Monthly Prize Draw — Terms & Conditions

These terms govern the monthly prize draw ("Draw") run by Landlord Handbook ("Promoter") in connection with our feedback programme.

16.1 Promoter

Landlord Handbook, operated at www.landlordhandbook.co.uk. Contact: [email protected].

16.2 Eligibility

• Open to UK residents aged 18 or over.
• Entrants must submit a genuine review or feedback response via the Landlord Handbook feedback form at www.landlordhandbook.co.uk/review and opt in to the prize draw by providing a valid email address.
• Employees, contractors, and immediate family members of Landlord Handbook are not eligible to enter.
• One entry per person per calendar month. Duplicate entries will be disqualified.

16.3 Prize

• One (1) Amazon.co.uk Gift Card to the value of £25 per calendar month.
• The prize is non-transferable, non-exchangeable, and has no cash alternative, except where required by law.
• Amazon Gift Cards are subject to Amazon's own terms and conditions available at amazon.co.uk.

16.4 Entry Period

Each Draw covers one calendar month ("Entry Period"). Entries received during an Entry Period are eligible for the Draw conducted at the end of that month. Entries received after the closing date will be carried forward to the following month's Draw.

16.5 How the Winner is Selected

• The winner is selected at random from all eligible entries received during the Entry Period using a random selection process.
• The draw takes place on the last working day of each calendar month.
• The Promoter's decision is final and no correspondence will be entered into.

16.6 Winner Notification

• The winner will be notified by email within 5 working days of the draw date using the email address provided at entry.
• If the winner does not respond within 14 days of notification, the Promoter reserves the right to select an alternative winner.
• The prize will be delivered electronically to the winner's email address within 10 working days of the winner confirming their details.

16.7 Data Protection

Email addresses collected for the purpose of the Draw will be used solely to administer the Draw and notify the winner. They will not be added to any marketing list without separate consent. Data is processed in accordance with our Privacy Policy.

16.8 General

• The Promoter reserves the right to cancel, amend, or suspend the Draw at any time without notice if circumstances beyond its reasonable control make this necessary.
• The Promoter accepts no responsibility for entries that are lost, delayed, or corrupted due to technical issues.
