You must obtain the head landlord's written consent before subletting. Check your head lease carefully — subletting without consent is a breach of the head lease and may result in forfeiture.

The Sublandlord holds the premises under a head lease dated [date] granted by [head landlord name]. The head landlord has given written consent to this sublease dated [date].
The sublease will end on the expiry of the term or earlier by mutual agreement. If the head lease ends for any reason, the sublease will also end automatically. The Subtenant should be aware that their occupation depends on the Sublandlord maintaining the head lease.
