A deed of surrender can only be used when both parties agree to end the tenancy early. It cannot be used to force a tenant to leave. Both parties must sign voluntarily and without duress.

Subject to the terms above being fulfilled, each party releases the other from all claims arising from the tenancy, save for any claims that have already arisen and are expressly preserved in this deed.
