This is the final letter before legal action is taken. You cannot force entry without a court order. Seek legal advice if access continues to be refused.

[Landlord/Agent name and address]

[Date]

Dear [Tenant's name(s)],

Re: [Property address] — Gas Safety Inspection — Final Warning

I have written to you on [date of Letter 1] and[date of Letter 2] requesting access for the annual gas safety inspection. Despite these letters, access has not been provided.

Summary of Missed Appointments

  • Appointment 1: [date] — access not provided
  • Appointment 2: [date] — access not provided
  • Appointment 3: [date] — access not provided

This Is Your Final Warning

If you do not allow access for the gas safety inspection by[final deadline date], I will take the following action:

  • Apply to the court for an injunction requiring you to allow access, with you liable for all legal costs
  • Serve a Section 8 Notice Seeking Possession on the grounds of breach of tenancy agreement (Ground 12)
  • Report the matter to the Health and Safety Executive (HSE), who have powers to enter the property to carry out the inspection

Your Safety

I must also remind you that the annual gas safety check is carried out for your protection. Faulty gas appliances can cause carbon monoxide poisoning, gas leaks, and explosions. Refusing access puts you and any other occupants at serious risk.

Please contact me immediately on [phone number] or [email address] to arrange access.

Yours sincerely,

[Landlord/Agent name]
