This agreement is for lodgers living in your main home where you also reside. It is an excluded tenancy/licence — different rules apply. If you do not live in the property, use an Assured Periodic Tenancy Agreement instead.

Either party may end this agreement by giving [28 days'] written notice. As this is an excluded licence, the lodger does not have the same security of tenure as an assured tenant. If the lodger refuses to leave after the notice period, the landlord may use "self-help" eviction (changing the locks) without a court order, provided the landlord lives in the property.
The landlord must carry out a Right to Rent check on the lodger before they move in. A copy of the acceptable documents must be retained.
