Formal letter to tenant about rent arrears — first step before Section 8 proceedings

Always send this letter before serving a Section 8 notice. Courts expect landlords to have attempted to resolve arrears before commencing possession proceedings. Keep a copy and proof of delivery.

I am writing to inform you that your rent account is currently in arrears. As at the date of this letter, the following amounts are outstanding:
Please make payment of the full outstanding amount of £[total] by[deadline date — usually 7–14 days].
Payment should be made by [bank transfer to sort code XX-XX-XX, account XXXXXXXX / other method]. Please use your name and property address as the payment reference.
If you are experiencing financial difficulty, please contact me immediately on [phone number] or [email address] to discuss your situation. I may be able to agree a short-term payment plan in appropriate circumstances.
You may also wish to seek free debt advice from Citizens Advice (citizensadvice.org.uk) or StepChange (stepchange.org).
If the arrears are not cleared by the deadline above, I will have no option but to take further action, which may include serving a formal Section 8 Notice Seeking Possession and applying to the court for a possession order. This could result in you losing your home and being liable for court costs.
I hope we can resolve this matter without the need for legal proceedings. Please contact me as soon as possible.
