Dear [Tenant's name(s)],

Re: [Property address] — Final Offer Before Court Application

A Section 8 Notice Seeking Possession was served on you on [date]. The notice period expired on [date] and the arrears remain unpaid.

Current Arrears

  • Total arrears as at today: £[total]
  • Court application fee (if applicable): £[amount]
  • Total you will owe if court proceedings begin: £[total + costs]

Final Offer

Before I submit my application to the County Court, I am making one final offer to resolve this matter without court proceedings.

If you pay the full outstanding arrears of £[total] by[deadline — 48–72 hours from this letter], I will not proceed with the court application at this time.

Court Application

If payment is not received by the deadline above, I will submit my application to the County Court without further notice. This will result in:

  • A court hearing being listed
  • A possession order being sought
  • A money judgment for the full arrears plus court costs and legal fees
  • Potential enforcement action including bailiff eviction
  • A county court judgment (CCJ) on your credit record

To make payment or discuss this matter urgently, please contact me on [phone number] or [email address] immediately.

Yours sincerely,
