I am writing to draw your attention to the current condition of the garden / external areas at the above property, which does not meet the standard required under your tenancy agreement.

Issues Identified

  • Overgrown garden: The garden has become severely overgrown. The lawn has not been cut and the borders and hedges have not been maintained. This was noted during an inspection on [date] / brought to my attention on [date].
  • Rubbish accumulation: A significant amount of rubbish, household waste, and/or discarded items has accumulated in the garden / front of the property. This is attracting pests and causing a nuisance to neighbouring properties.
  • Neighbour complaints: I have received complaints from neighbouring properties regarding the condition of the garden / external areas.

Your Tenancy Agreement Obligation

Under clause [X] of your tenancy agreement, you are required to maintain the garden in a reasonable condition and to keep the external areas of the property free from rubbish and waste.

Action Required

Please take the following action by [deadline — 14 days from this letter]:

  • Cut the lawn and trim all hedges and borders to a reasonable standard
  • Remove all rubbish, waste, and discarded items from the garden and external areas
  • Arrange for any large items to be disposed of properly (not left on the pavement)

Contractor Option

If you are unable to carry out this work yourself, I can arrange for a contractor to attend. Please be aware that the cost of any contractor work required to remedy this situation will be charged to you and may be deducted from your deposit at the end of the tenancy.

Consequences of Non-Compliance

If the garden / external areas are not brought to an acceptable standard by the deadline above, I will arrange for a contractor to carry out the work at your expense and may consider serving a Section 8 notice on the grounds of breach of tenancy agreement (Ground 12).
