Official Form 4A — Landlord's notice proposing a new rent for assured tenancies. The ONLY legal way to increase rent from 1 May 2026.

Tenant has right to challenge at tribunal. Tribunal can reduce rent but cannot increase it above your proposal.

Section 13 Notice - Rent Increase Notice

The only legal method to increase rent under the Renters Rights Act.

Requirements:

  • Can only increase once every 12 months
  • Must give at least 2 months notice
  • Must use Form 4A (not old Form 4)
  • New rent must be reasonable market rate
  • Tenant can challenge at First-tier Tribunal

Important:

Rent review clauses in tenancy agreements are now VOID. You must use this form.
