Annual Portfolio Review Checklist

An annual review keeps your portfolio compliant, financially optimised and strategically on track. Set aside time each year — ideally in Q4 — to work through this checklist for every property.

Compliance Renewals (per property):

• Gas Safety Certificate: renew annually — diarise 4 weeks before expiry
• EICR: renew every 5 years — check expiry date
• EPC: renew every 10 years — check current rating against 2030 requirements
• HMO licence: renew as required — check expiry date
• Selective or additional licensing: check local authority requirements
• Smoke and CO alarms: test and record annually

Financial Review (per property):

• Gross and net yield against current market value
• Rental income vs market rate — is a Section 13 increase appropriate?
• Mortgage: is the current product still competitive? When does it expire?
• Insurance: renew and compare — landlord buildings, contents (if furnished), liability
• Maintenance spend vs budget
• Void periods: are they within acceptable range?

Portfolio Strategy:

• Which properties are performing well? Which are underperforming?
• Are there any properties to consider selling or refinancing?
• What is the total portfolio LTV? Is there equity to release for further investment?
• Review ownership structure: is a limited company still appropriate?
• Review your accountant's advice on tax efficiency
• Update your portfolio overview document
