Gas Safety Record (CP12)
Annual gas safety certificate required for all properties with gas appliances.
Legal Requirements:
- Must be completed annually by Gas Safe registered engineer
- Copy must be given to tenant within 28 days of check
- New tenants must receive copy before moving in
- Records must be kept for 2 years
Penalties:
Failure to provide gas safety certificate: Up to £6,000 fine and/or 6 months imprisonment.
