Start of Tenancy Compliance Checklist

A complete checklist of everything you must do when starting a new tenancy under the Renters Rights Act.

Before Tenancy Starts:

  • Right to Rent check completed and documented
  • Tenancy agreement signed (assured periodic, no fixed term)
  • Deposit protected within 30 days
  • Prescribed information provided to tenant

Documents to Provide:

  • How to Rent guide (current version)
  • Gas Safety Certificate (if gas present)
  • Energy Performance Certificate (EPC)
  • Electrical Installation Condition Report (EICR)
  • Tenant Information Sheet (from 31 May 2026)

At Move-In:

  • Property inventory completed and signed
  • Keys and access information handed over
  • Utility readings taken and recorded
  • Monitor for Register Your Rental Property rollout in your area (regional rollout from 15 December 2026)
