Tribunal Evidence Bundle

A well-organised evidence bundle demonstrates professionalism and makes it easier for the tribunal panel to follow your case. Disorganised bundles frustrate panels and undermine credibility.

Bundle Structure:

  • Tab 1: Cover sheet — party names, property address, case reference, hearing date
  • Tab 2: Index of documents with page numbers
  • Tab 3: Tenancy agreement
  • Tab 4: Relevant notices (Section 13, Section 8, deposit prescribed information)
  • Tab 5: Correspondence chronology (emails and letters in date order)
  • Tab 6: Rent statement
  • Tab 7: Inventory and check-in/check-out reports
  • Tab 8: Photographs (labelled with date and location)
  • Tab 9: Third-party evidence (council records, police reports, contractor quotes)
  • Tab 10: Witness statements (if applicable)

Formatting Rules:

  • Number every page consecutively throughout the bundle
  • Use dividers or tabs between sections
  • Print double-sided to reduce bulk (unless the tribunal specifies otherwise)
  • Highlight key passages — but do not obscure the original text
  • Do not include irrelevant documents — quality over quantity

Serving the Bundle:

  • File with the tribunal and serve on the other party simultaneously
  • Use the tribunal's preferred method (post, email or online portal)
  • Retain proof of service
  • Bring three physical copies to the hearing
