Is there a valid Gas Safety Certificate (CP12) in place, renewed within the last 12 months?

Has an Electrical Installation Condition Report (EICR) been carried out within the last 5 years?

Are working smoke alarms fitted on every storey used as living accommodation?

Is a carbon monoxide alarm fitted in every room with a fixed combustion appliance (other than a gas cooker)?

Is the property free from Category 1 hazards under the Housing Health and Safety Rating System (HHSRS)?

Is the property free from damp, mould or condensation problems?

Does the property have a valid EPC with a rating of E or above?

Was a Right to Rent check carried out for all adult occupants before the tenancy began?

Was the tenant's deposit protected in a government-approved scheme within 30 days of receipt?

Were the Prescribed Information and the deposit scheme's leaflet served to the tenant within 30 days of receiving the deposit?

Have you provided the tenant with the written tenancy information required under the current Renters' Rights rules?

If the property requires a licence (HMO, selective or additional), is a valid licence in place?

Is the tenancy agreement compliant with current legislation, including the Renters' Rights Act?

Is the heating system in good working order and capable of adequately heating the property?

Is the hot and cold water supply working correctly?

Are all windows and external doors in good repair and secure?

Is the roof, guttering and drainage in good condition with no active leaks or blockages?

Are all compliance certificates and tenancy documents stored and accessible?

Is there a written record of every compliance document served to the tenant, including how and when it was served?

Is the property registered with the local authority where required by a local landlord registration or licensing scheme?
