Rental Property Compliance Audit
A practical visual walk-through for use during a property inspection. Work through 15 checks and see a clear summary of what needs attention.

Fire & CO safety
Smoke alarms
At least one working smoke alarm on every storey used as living accommodation. Test by pressing the test button.
Carbon monoxide alarm
Required in any room with a fixed combustion appliance (boiler, gas fire, log burner). Test by pressing the test button.
Electrical
Visible electrical concerns
Check for exposed wiring, damaged sockets or switches, overloaded extension leads, or signs of scorching. Note anything that looks unsafe — do not investigate live electrics yourself.
Heating & hot water
Heating system
Confirm the boiler or heating system is operational. Check for visible leaks, unusual noises, or warning lights. Note the last service date if visible on the boiler.
Hot water supply
Run a tap to confirm hot water is available. Check under sinks for visible leaks or damp around pipework.
Damp & mould
Damp, mould or condensation
Check walls, ceilings, window reveals, bathroom grouting and under-sink cupboards. Note any visible mould, staining, peeling paint or musty smell.
Ventilation
Ventilation — bathroom and kitchen
Check that extractor fans are present and working in the bathroom and kitchen. Open windows should open and close properly.
Windows & security
Windows — condition and security
Check that windows open, close and lock correctly. Note any broken panes, failed double-glazing seals (misting), or locks that do not function.
Doors and entry security
Check that external doors close, lock and deadlock properly. Note any damaged frames, missing locks, or letterboxes without a draught seal.
Safety hazards
Stairs, trip and fall hazards
Check stair handrails are secure. Look for loose carpet, uneven flooring, or anything that could cause a trip or fall in communal or internal areas.
Condition & repairs
Obvious repair issues
Note any visible damage to walls, ceilings, floors, fixtures or fittings that requires repair. This is a visual check only — not a structural survey.
Escape routes
Escape routes and exits
Check that all exit doors can be opened from the inside without a key. Ensure escape routes are clear and unobstructed. Particularly important in HMOs and properties with multiple floors.
External areas
External condition — garden, paths and outbuildings
Check paths and steps for trip hazards. Note any overgrown vegetation, damaged fencing, or outbuildings in poor condition. Check gutters for obvious blockages if visible.
Appliances & furniture
Supplied appliances and furniture
If the property is let furnished or with appliances, check that items are present, functional and in reasonable condition. Gas appliances must be included in the annual gas safety check.
Licensing
Licensing and HMO considerations
If the property is let to three or more unrelated people sharing facilities, or five or more people forming two or more households, licensing requirements may apply. Check with your local council if unsure.
