Customise Before Use

This template supplements — but does not replace — the statutory documents you are required to serve at the start of a tenancy (Gas Safety Certificate, EPC, EICR, deposit prescribed information). For tenancies created on or after 1 May 2026, you must also provide the required written tenancy information before the tenancy is signed or otherwise agreed. Customise this template with your property details before handing it to your tenant.

Ventilation and Condensation

Good ventilation prevents condensation and mould. Please follow these guidelines:

  • Open trickle vents on windows daily, especially in bedrooms and bathrooms
  • Use extractor fans when cooking, showering or bathing
  • Dry clothes outdoors or in a well-ventilated room — not on radiators
  • Keep a small gap between furniture and external walls
  • Report any signs of damp or mould promptly

Reporting Repairs

  • For emergencies (gas leak, flooding, no heating in winter), call [emergency number] immediately
  • For gas emergencies, call National Gas on 0800 111 999 and leave the property
