Investment Strategy

Defining your investment goals and choosing the right strategy.

What do you want from property investment?

Before buying your first (or next) property, define your investment goals. Are you investing for income (monthly cash flow), capital growth (long-term appreciation), or both? Your goals will determine your strategy — the type of property, location and financing structure that is right for you.

  • Income strategy: maximise monthly cash flow — focus on high-yield areas and property types
  • Capital growth strategy: maximise long-term appreciation — focus on high-demand locations
  • Balanced strategy: a mix of income and growth
  • HMO strategy: higher yields from shared accommodation
  • Holiday let strategy: higher income potential but more management-intensive

Defining your target market

Your target market — the type of tenant you want to attract — should drive your property selection. Families want good schools and gardens. Young professionals want transport links and amenities. Students want proximity to universities. HMO tenants want individual rooms with shared facilities.

Research your target market before selecting a location. Understand what tenants in that market want and what they will pay.

Invest in areas you know or can get to know. Local knowledge is a significant advantage in property investment.

Portfolio Review and Growth Plan

A structured annual review of your portfolio performance and growth strategy.

1

Step 1 — Portfolio Audit

  • List every property with its current market value, outstanding mortgage and net monthly cash flow
  • Calculate the gross and net yield for each property
  • Identify any properties that are underperforming against your target yield
  • Review your mortgage rates — are any due for renewal?
  • Review your insurance cover for each property
2

Step 2 — Strategy Review

  • Review your investment strategy — is it still aligned with your goals?
  • Assess the market conditions in your target areas
  • Identify any properties you should consider selling or refinancing
  • Consider whether your portfolio structure (personal vs limited company) remains optimal
  • Review your financing position — can you release equity for further investment?
3

Step 3 — Growth Planning

  • Identify your next acquisition target — area, property type, price range
  • Assess your financing capacity — deposit, mortgage affordability
  • Build your professional team: mortgage broker, solicitor, accountant, surveyor
  • Set a 12-month acquisition target and review progress quarterly
