Overview

What this guide covers

This guide explains the EICR requirement for private landlords in England under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. It covers who can carry out the inspection, what the report means, how to serve it on tenants, and what to do if remedial work is required.

Who it is for

All private landlords in England with residential tenancies.

What this guide does not cover

  • –Portable Appliance Testing (PAT) — a separate check for portable electrical appliances
  • –New build properties (covered by Building Regulations sign-off)
  • –Commercial properties

Before you start, you will need:

  • ·Contact details for a qualified electrician registered with a competent person scheme (NICEIC, NAPIT, or similar)
  • ·Access to the property arranged with the tenant
  • ·Date of the previous EICR (if applicable)

When To Use This Guide

Use this guide when:

  • ✓Your EICR is due for renewal (every 5 years)
  • ✓A new tenancy is starting and no valid EICR is in place
  • ✓You have just purchased a rental property
  • ✓The previous EICR identified remedial work that has now been completed

Do not use this guide if:

  • ✗You want to test portable appliances — arrange a PAT test separately
