This guide covers the full deposit return process at the end of a tenancy — from the checkout inspection through to releasing funds via the protection scheme, making deductions and using the scheme's free dispute resolution service if the tenant disagrees.

Who it is for

Any landlord whose tenancy has ended and who needs to return or make deductions from a protected deposit.

What this guide does not cover

  • –Protecting a deposit at the start of a tenancy (covered in How To Protect A Deposit)
  • –Recovering money above the deposit amount (small claims court process)
  • –Deposits in Wales or Scotland (different legislation)

Before you start, you will need:

  • ·The original signed inventory and check-in photographs
  • ·A checkout inspection report and photographs
  • ·Receipts or quotes for any repairs or cleaning you intend to deduct
  • ·Access to your deposit protection scheme account
